Who is VORSA for?
VORSA is built for property owners and property managers running residential portfolios who want one modern system instead of spreadsheets, shared inboxes, or legacy property tools. If you manage properties for third-party owners, the Owner portal was made for you.
What is included in the Property Management backbone?
Everything your team needs to run the portfolio internally: properties, units, leases and tenants in one connected record system; rent collection and financials; work orders, inspections and vendors; team tasks on a shared board; and portfolio insights and reports.
What do the Tenant, Owner and Vendor portals add?
They extend the same database outward. Owners get live, self-service visibility into the units they own — occupancy, collections, statements and documents — without status-update emails. Tenants pay rent, raise maintenance requests and access their lease and documents themselves, which cuts the inbound calls your team fields every day. Vendors get their own job board — branded VORSA Pro — with assigned work orders, status updates and invoicing straight from the job, so billing stops living in e-mail threads.
What do vendors see — and what do they never see?
Vendors sign in to VORSA Pro and see exactly their own slice: their assigned jobs, their invoices, their company profile and their team's logins. They never see tenant contact details, other vendors' jobs or owner economics. That scoping is the security model of the whole platform — every portal only shows the records that belong to the person signed in.
Can we start with the backbone and add portals later?
Yes — that's the design. Every deployment runs on the Property Management backbone; the Tenants, Owners and Vendors portals are optional modules you can switch on later. Because everything reads from one database, adding a portal requires no migration and no re-entry of data.
How much does VORSA cost?
There are two models. White-Label: a one-time 15,000 USD project — we personalize the full platform to your brand and workflows and hand it over in your own Softr account, so you own it outright with no ongoing fees to Mindflows. Or VORSA as a Service: a monthly subscription hosted and maintained by Mindflows, priced to your portfolio size — book a call for a quote. The AI Morning Brief agent is an optional add-on to either model.
What is the VORSA AI Agent (Morning Brief)?
An optional add-on for both models. Every morning, VORSA reads your live portfolio data and delivers a short operational brief — by e-mail and inside the portal: overdue rent, expiring leases, aging work orders and data-hygiene flags. Every number is computed directly from your data; the AI only writes the prose. You start each day knowing exactly what needs attention.
How long does it take to go live?
Days, not months. We map your properties, units, leases, tenants and balances with you in a guided onboarding — and you sign off on the migrated data before go-live. Most teams are fully working in VORSA within their first weeks.
How do we get our existing data in?
We import it with you — from Excel or Google Sheets, exports from legacy tools, or existing databases. Data onboarding is part of every VORSA start, done with you, not dumped on you.
What does “AI-native” actually mean?
VORSA has Claude built into the platform itself, not bolted on. It works where your team works: drafting tenant communication, summarizing a unit's maintenance history, and answering questions about your portfolio in plain language.
Does VORSA work with our accounting or banking tools?
Yes. VORSA connects to your existing stack — accounting, banking, e-mail and more — via managed integrations (Make, n8n) and open interfaces. Your data is never locked in: full export is available at any time.
Is VORSA GDPR-compliant? Where is our data hosted?
Yes. VORSA is operated GDPR-compliant with EU data hosting, role-based access for staff, owners and tenants, and audit-friendly records. DPA, sub-processor list and technical-organizational measures are provided during your evaluation — before you sign.
Do tenants and owners have to install an app?
No. The portals run in any browser on any device — phone, tablet, desktop — with nothing to install and nothing to update. Invitations go out by e-mail and users are in within a minute.
